Base / foundation type

Concrete slab, screw piles or block-and-beam — this affects long-term stability and whether groundworks are included in the price.

Wall build-up & insulation thickness

Ask for the actual wall thickness and insulation material/thickness in mm, not just the word "insulated". Ask for a U-value if they have one.

Glazing spec

Single, double or triple glazed? What frame material (uPVC, aluminium, timber) and what glass thickness?

Roof covering

EPDM rubber, standing-seam metal, or felt — each has a different expected lifespan and maintenance need.

First vs second fix electrics

Is a socket/light circuit run from the house included (first fix) and fully fitted (second fix), or is that a separate job or cost?

Plastered vs T&G internal finish

Plastered-and-painted or tongue-and-groove board — these look, feel and cost differently to maintain.

Delivery radius

Is your postcode inside their standard coverage area, or does distance add a cost?

Waste removal

Is removing packaging and site waste included, or is that down to you?

VAT treatment

Is the quoted price inclusive or exclusive of VAT? Get this confirmed in writing before comparing totals.

Guarantee terms

What is actually covered — structure, cladding, glazing, workmanship? For how long? Is it insurance-backed or just the company’s own word?

Deposit protection & staged payments

How much deposit is asked for, is it protected, and what triggers each staged payment?

Lead time

From order to installation, what is the realistic lead time — and is that written into the contract or just a verbal estimate?
